Generally, the property appears to have been constructed within industry standards in force at the time of construction. The property appears to have been well maintained in recent years and is in fair overall condition.
According to property management personnel, the property has had a limited capital improvement expenditure program over the past three years, primarily consisting of new carpeting, exterior painting, and roof finish replacement. Supporting documentation was not provided in support of these claims but some of the work is evident.
Spatial Quality Assessment Summary
Marine View was originally designed as a K-8 school and then converted to a grades 6 through 8 campus. Marine View is challenged by no outdoor lighting, poor interior circulation, poor facilities conditions — sloped and cracking slab, buildings converted into teaching spaces that are unacceptable, poor food service and eating areas, and portables that are non-ADA compliant. No conference spaces for principal or teachers. The school hosts many opportunities for immersive learning environments as land is abundant and open. The interior and program spaces need to be reconfigured and designed for 21st Century learning expression of curiosity, and hands-on exploration.
